Description

The Associate, Asset Management will be involved with the asset management, property management  and disposition activities around a portfolio of single family and build-to-rent assets.  Working with the Pretium and Progress Asset Management teams, this role is expected to formulate and implement an asset management program by working across functional teams of Pretium and Progress employees, including key personnel within Executive Leadership, Portfolio Management, Asset Management, Acquisitions, Operations, Pricing and Revenue Management, Accounting, Property Management, and Leasing. This individual is expected to institute best practices and systems to obtain the highest possible return on Pretium’s investments.

The role will be charged with driving property level performance, increasing revenue, improving efficiency, and scaling operational excellence. Additional responsibilities include developing budgets and answering operational and financial questions from internal departments.

Responsibilities

  • Support the Asset Management team in regular oversight and analytical assistance of single-family rental and BTR portfolios.

  • Review periodic reports with leasing, occupancy, and trend information and follow up with any questions regarding activity from the prior period.

  • Prepare quarterly updates on the financial and operational performance of the properties, highlighting any outliers or notable variances, with explanations of variances.

  • Coordinate with other departments and respond to requests for property-level data and metrics to report to investors, lenders, and partners.

  • Communicate analyses to key stakeholders so that informed key strategic decisions may be made.

  • Participate in annual operating and capital expenditure budgeting process.

  • Assist in preparing and presenting annual business plans.

  • Assist in the transition of properties from Acquisitions to Asset Management and Property Management.

  • Review and evaluate proposed lease terms and capital expenditure requests.

  • Review and evaluate monthly P&L’s and operating reports.

  • Review quarterly valuations, including internal fair market values, third-party valuations, and annual appraisals.

  • Provide reporting and analytical support to senior management as requested.

  • Ad-hoc duties as required.

Qualifications

  • 5+ years relevant real estate experience at Real Estate Company, Regional or National Property Management Firm and/or Real Estate Focused Lending Institution.

  • Strong background in Excel required, Salesforce/Yardi experience preferred.

  • Strong knowledge of and experience in the property management of single family rental homes.

  • Strong written and verbal communication skills to successfully manage internal and external relationships.

  • Must be able to work independently, prioritize multiple tasks effectively, take on additional responsibility, and have strong attention to detail.

  • Sound judgment with the ability to identify the relevant questions and important issues when evaluating a situation.

  • Have a genuine desire to excel in the execution of their work and express a passion for their role.
