The purpose of this senior leadership role is to manage the procurement and distribution of all renovation and maintenance materials and supplies ensuring Progress has the right mix, availability of quality materials at an advantageous landed cost. This leader, with participation of Procurement VP, will own the commercial and contractual relationship with Progress’s nationwide supply partners.  This leader is responsible for the performance and development of the team members and performance of the suppliers.  This role will be the primary role responsible for managing over $200MM spend in materials.


  • Develop relationships with Progress Leaders in Acquisitions, Renovation and Service to understand and document material procurement requirements, developing procurement strategies for national supply categories (ie Flooring, Appliances, HVAC, Paint, and other residential finish materials.)

  • Lead a team of 2-3 managers with 5-10 skip-level individual contributors such as category and material managers and/or analysts.  This includes hiring, developing and managing their performance.

  • Manage Material Supplier Performance including Cost, Quality & Delivery. Develop and facilitate relationships with supplier leadership to ensure supplier accountability to performance goals and commitments.

  • Develop relationships with supplier and industry resources to understand trends critical to helping Progress achieve its long-terms goals. 

  • Own the commercial relationship with these national suppliers. Partnering with Finance & Legal and Leadership Stakeholders, negotiate contractual agreements with these suppliers.

  • Based on business requirements, develop category specific nationwide procurement strategies to drive performance improvement, especially lowering landed costs (including material, transactional & logistical costs)

  • In collaboration with peers, lead projects implementing these materials programs and process improvements to the transactional and logistical process to land materials at the home.

  • Develop, implement and manage warehousing, forward stocking and supply risk management strategies to ensure Progress growth goals can be achieved.

  • Assist Renovation and Operation Field Leaders as an escalation path when national supply programs are not meeting expectations.


  • Associates degree in Business, Construction or Supply Chain

  • 10+ years in Procurement or Materials Management including at least five (5) years in each of the following: negotiating price with material suppliers; implementing material supply programs; managing logistics programs (e.g., VMI, drop ship, 3PL, etc.)

  • Capable of analyzing spend in Excel and presenting spend analysis and category strategies in Word and PowerPoint

  • Ability to travel to Suppliers, Conferences and Progress Markets 10-20% (5-10 trips / year)


  • Bachelor’s degree in business, Construction or Supply Chain

  • Procurement &/or distribution of residential building materials

  • Commercial contract management

  • Familiar with BI tools such as Power BI, Tableau, Looker, Excel (SQL)
