Position Summary:
The Due Diligence Inspector (DDI) reports directly to the Due Diligence Inspection Manager (DDM) within the Estimating/ Due Diligence Business Unit. Working with the Due Diligence Team, the DDI is responsible for performing daily inspections on homes recently placed under contract by the acquisitions team.

Essential Functions:
-Perform Due Diligence (DD) property inspections, report on conditions, develop costs and scope of work estimates on assigned homes to determine the labor, vendor and materials needed for completing a renovation project based on company renovation standards.

-Use 360° interior scanning equipment and scope writing software to build comprehensive due diligence reports.

-Collaborate with the Project Coordination team related to schedules and workflows and able to identify the need to request third party vendors for additional inspection reports or professional assessments.

-Assist in training new hires and third-party vendors through shadowing and/or video calls to demonstrate best practices and adherence to company’s renovation standards.

-Ensure all company workplace safety standards and practices are upheld in addition to maintaining professional appearance and demeanor, when dealing with internal and external customers.

Qualifications:
High School graduate with a valid Driver’s License

Five or more years of experience as an estimator, assistant superintendent, maintenance supervisor or production home customer service representative

Strong knowledge of the basic workings of plumbing, electrical, HVAC, flooring, appliances, landscaping, roofing and irrigation systems

Knowledge of and ability to demonstrate basic workings of plumbing, electrical, HVAC, flooring, appliance, landscaping, and irrigation systems

Organizational skills, attention to detail & high performance standards

Good communication skills (both oral & written), and must be comfortable scheduling work directly with residents

Ability to work efficiently and to multi-task

Proven record of working independently and with minor supervision

An effective team player with a positive attitude

Ability to work weekends as necessary

Computer skills: Experience using mobile technology, Excel, Word, Outlook, Salesforce, and Yardi Voyager preferred
