JOB SUMMARY
The Market Leasing Manager is a critical individual contributor responsible for enhancing the marketing and leasing performance within a designated market. This role focuses on optimizing leasing processes through effective marketing strategies, compliance with industry standards, and leveraging market insights. The Market Leasing Manager will drive revenue generation, manage external relationships, and collaborate with cross-functional teams to achieve leasing objectives while maintaining high levels of customer satisfaction. The position demands strong analytical abilities, exceptional communication skills, and a proven track record in property management.
Key Responsibilities:
Manage Marketing and Leasing Operations: Oversee the marketing and leasing of all vacant and upcoming homes within the designated portfolio to ensure optimal performance and execution.
Drive Revenue Generation: Utilize market insights and leasing performance metrics when partnering with the Pricing (PRM) Team to provide informed market and asset insights on asking rents to maximize the portfolio’s value and enhance leasing outcomes.
Analyze Market Conditions: Stay informed about market trends, including rents, property availability, and economic factors, through data analysis and regular property inspections.
Ensure Compliance and Escalation Support: Adhere to company standards and regulatory requirements for all marketing and leasing activities to maintain compliance and quality. Take escalations from the Lead Management Team.
Collaborate Cross-Functionally: Work closely with centralized teams, including Lead Management, marketing, onboarding, retention, training, property compliance and pricing, to meet monthly leasing goals.
ESSENTIAL FUNCTIONS
Manage marketing and leasing for vacant and upcoming homes within the assigned portfolio to ensure effective execution and optimal performance.
Maximize the value of the assigned portfolio by utilizing detailed market knowledge to make informed rent recommendations and drive leasing outcomes.
Work with the lead performance team to develop and implement programs to maximize the home finding consultants' efforts.
Analyze market conditions, including rents, available properties, neighborhoods, and economic trends. Gather feedback and inspect homes regularly to stay informed.
Understand and meet target metrics and performance goals for the portfolio, taking proactive steps to achieve desired results.
Review and optimize pricing strategies, home conditions, and lead conversion rates to improve overall leasing effectiveness.
Participate in weekly pricing calls and provide rent suggestions to align with market conditions and company objectives.
In coordination with Broker, check and update website photos and descriptions to ensure accurate and appealing property listings.
Coordinate with the market operations teams to facilitate involuntary transfers and TI approvals.
Attend weekly POD calls to stay aligned with team goals and initiatives.
Manage Rently access and identify issues to streamline property viewings.
Collect and analyze prospect survey feedback to enhance service quality and leasing processes.
Address and resolve property-related cases and escalations from prospects and external agents promptly.
Prepare for market and investor tours by ensuring properties are in optimal condition and presentation.
In coordination with Broker, handle external agent commissions and manage relationships to support leasing efforts.
Adhere to company standards and regulatory requirements in all marketing and leasing activities.
Implement and reinforce policies, processes, and procedures to maintain quality standards and operational objectives.
Assist in managing occupancy timelines and provide accurate forecasts to support planning.
Collaborate with central office teams, including demand generation, lead management, onboarding, retention, training, and pricing, to ensure cohesive execution for each asset.
Develop and maintain relationships with local real estate agents and brokers. Manage communications with external leasing agents regarding company policies and expectations.
Represent the company to prospective applicants, agents, and brokers professionally, prioritizing exceptional customer service.
Promptly report potential habitability, legal, or escalated resident concerns to appropriate management.
Review and analyze daily, weekly, monthly, quarterly, and annual reports for accuracy and continuous improvement.
Engage with cross-functional teams to resolve issues, offer insights, and provide feedback on processes and tools.
Maintain a comprehensive understanding of lease provisions and resident rules and regulations.
Contribute to structured plans that align with company expectations and personal career goals.
Uphold accountability to budgets, performance goals, metrics, and company initiatives, while embodying company principles.

QUALIFICATIONS
Five or more year of experience in property management or leasing with a deep understanding of industry practices.
Ability to analyze data, apply financial principles, and make sound business recommendations.
Strong written and verbal communication skills for effective updates, collaboration, and customer service.
Skilled in critical thinking and solving complex problems efficiently.
Excellent time management to handle multiple tasks and priorities effectively.
Forward-thinking and adaptable to changing conditions and new challenges.
Proven ability to deliver exceptional customer service to internal and external customers.
Proficient in using electronic tools and systems for effective performance.
Ability to work collaboratively with others and support cross-functional efforts.
Strong attention to detail for accuracy in reporting and compliance.
Commitment to ongoing personal and professional development.
Basic financial understanding and excellent analytical skills for forecasting and budgeting.
Knowledge or experience with real estate technology tools, such as Yardi, is highly desired for effective property management and operational efficiency.
Proficiency with Salesforce is a plus, for CRM management and reporting capabilities.
An active real estate license is required. As a Progress Residential employee, you must hold your license with the company and will not be permitted to practice real estate outside of this role.
In-office two to three days a week, depending on need.
