Job Summary


The Project Manager, Portfolio Acquisitions is responsible for managing the due diligence and closing of the active pipeline of portfolio acquisitions. The role will involve working successfully with multiple parties to underwrite, complete due diligence, manage the acquisition to closing, and coordinate hand off to our in-house operations team. An extensive ability to work well with others, combined with a project management background, strong analytical skillset, and attention to detail are all attributes for success in this role. This position utilizes analytical skills with the ability to communicate clearly with executive management, acquisitions, operations, property management, closings, and accounting.

The Project Manager, Portfolio Acquisitions will be trained and supported by other more tenured / senior members of the Acquisitions team along with various other internal departments to develop the skills and knowledge needed to be successful.

Essential Functions


* Drive the pipeline of portfolios under contract through the due diligence process and closing.
* Responsible for completing due diligence and closing on 100s of homes per month.
* Responsible for maintaining acquisition timelines, ensuring milestones are met on time and within budget.
* Participates in process improvement and platform enhancement efforts.
* Participates in process improvement and platform enhancement efforts.
* Collaborates with the acquisitions team and other departments to perform market research and acquisition schedule management and works with the Acquisitions Analyst on project proformas, sensitivity studies and assists in feasibility analysis, forecasting and reporting.
* Coordinates with VP, Acquisitions to meet deadlines and standards for accurately reporting financial and operating information relative to portfolio acquisitions, property management and closings.
* Maintains a current knowledge of company-wide business processes and maintains working relationships across several departments.
* Ability to manage relationships with brokerage teams and sellers who contribute to Progress’ success.
* Performs functions and reporting on an ad-hoc basis through requests and internal needs.
* Creates Excel reporting templates. Maintains, tests, and operates Excel models for bulk acquisitions.


Qualifications


* Minimum of 3-5 years of experience in project management, real estate acquisitions and/or due diligence.
* Outstanding organization skills and an ability to leverage and improve systems to manage a high volume of transactions with strict deadlines.
* Must be an independent self-starter; self-motivated, have initiative and have a sense of urgency.
* Strong verbal and written communication skills - ability to distill information down to key points
* Thinks critically and draws well-reasoned conclusions-is a problem solver
* Minimal travel required
* Bachelor’s Degree (preferably in Project Management, Finance, or related subject).
