JOB SUMMARY
The Property Manager (PM) provides leadership and daily management over an assigned area and team responsible for single-family rental homes and the residents who occupy them. The PM is accountable for the market performance and is empowered to make decisions within company guidelines to enhance the customer experience and ensure seamless service. Property Managers are involved in all aspects of market operations, included but not limited to home inventory management, evictions, reputation management, providing outstanding customer service to residents, and serve as a liaison between central support and the market team. This position supports the Area Director (AD) in all aspects of management, included but not limited to, construction, service, profit and loss (P&L), review of metrics, and provides assistance in absence of the ML to the market team.
ESSENTIAL FUNCTIONS
Serve as Real Estate Licensed market team member accepting funds in the office, assisting walk-in residents, and responding to customer inquiries requiring a real estate license.
Manage market office and all that entails ie. Facility maintenance issue coordination, supply orders, mail distribution, unassigned fleet inventory management (if applicable).
Responsible for home vacant inventory management to include priority home walks, escalation management, and pricing recommendations.
Monitor vacant home walks, move in inspections, and overall asset readiness to ensure homes show well and are prepared for new residents, as applicable.
Attend court and coordinate hearing prep with national payments team.
Manage evicted resident’s personal property according to local regulations, including resident communications, property retrieval, and/or property disposal/donation.
Assists with high-risk resident situations and property incidents through to potential involuntary transfers or early terminations due to habitability.
Maintain a high degree of customer service and competency level in all resident interactions, whether over the phone or email, through formal written communication or in person.
Support cross-functional alignment and collaboration to optimize operational performance and drive P&L results.
Collaborate on housing authority, rental registrations, and municipal inspections
Provide coverage for Construction and Service leadership in their absence.
Aid the market team in the absence of the AD.
Exercise sound judgement and autonomy in resolving customer concerns within company guidelines. Always striving to provide the best possible experience.
Maintain knowledge of provisions in standard lease documents and a working knowledge of resident rules and regulations.
Maintain intimate awareness of market/industry conditions and trends.
Human Resource Management
Recruit, hire, and train qualified, dynamic, high performance property management teams.
Supervise staff, sets goals, and holds people accountable for results and provides timely feedback.
Ensure that all training requirements are completed on time.
Ensures that employees all have goals and receive regular feedback on their performance
Performance management of personnel including, performance reviews, corrective action, mentoring, development plans and performance improvement plans.
Ensure that the policies, procedures, and safety guidelines are followed.
Carry out other duties as assigned that are in the best interests of the company.
QUALIFICATIONS
Bachelor’s Degree in Business or 5+ years of progressive property management work experience in either the single family or multi-family rental industry
3+ years of supervisory experience
Real Estate license in state of operation required (within 90 days of hire)
Real Estates license as well as Property Manager Permit required in the state of Nevada
Must have a valid Driver’s License and reliable transportation
Ability to build and maintain positive relationships internally and externally
Possesses strong organizational skills and is detail oriented
Ability to thrive in a dynamic, fast-changing, growth environment
Fosters teamwork and mutual respect throughout the company
Interacts productively in person and through technology with co-workers, team members
Excellent oral and written communication skills
Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must
Previous use of Yardi Voyager and Salesforce a plus
Physical Demands:
Sitting for extended periods of time using office equipment and computers
Moderate stooping, kneeling, crouching, reaching, standing
May entail light lifting of supplies and materials occasionally, up to and including 25lbs
Ability to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicate
Walking for extended periods of time
Sustains substantially recurring movements to fingers, hands, wrist, legs and feet
Ability to judge distances and spatial relationships
Ability to identify and distinguish color
Ability to distinguish the differences and similarities in odors
