JOB SUMMARY

The Regional Operations Director (ROD) ensures successful management and operations of assigned market(s) within the guidelines of the quality standards, operating objectives, and goals established by the Company and the market services function. This position provides leadership and daily management over an assigned area and team responsible for single-family rental homes and the residents who occupy them. RODs are involved in all aspects of operational property management, included but not limited to marketing, leasing, rent collections, resident satisfaction, customer service, profit and loss (P&L), reporting, as well as, maintenance, turn, renovations, and general management of the resident experience. P&L management and innovative business strategies are critical to this role. This position works closely with regional leadership to ensure all strategic and operational goals and values are achieved.

ESSENTIAL FUNCTIONS

  • Oversee and manage Portfolio Operations Directors (PODs) and Management Services team across leasing, account management, move-in and move-out, vacant home management and case task management.
    Work with PODs to oversee all day-to-day Market Services functions in assigned region, including but not limited to P&L, marketing, pricing, leasing, showings, inventory, quality, move in/out, delinquency/collections, and general resident experience via case task and escalation management.

  • Lead team in maintaining a high degree of customer service and competency level in all resident interactions, whether over the phone or email, through formal written communication or in person, while driving optimal results on Google, social media and resident surveys/feedback ensuring market is focused on enhancing the resident experience

  • Work with Service Director(s) to ensure favorable P&L and resident experience in terms of turns and service, including but not limited to timelines, post move-in ready quality, cash-to-cash timelines, all in R&M costs and resident satisfaction

  • Ensure team manages home inventory efficiently, to include long standing vacant homes as well as down and hold homes, while driving rent growth

  • Ensure that all resident-caused or owner-responsible HOA (homeowners associations) violations and/or citations are cured in a timely fashion and that fines are not incurred

  • Conducts regular market visits and inspections to ensure owner/investor objectives are met

  • Recruit, hire, and train qualified, dynamic, high performing leaders and teams

  • Work closely with central operations to ensure corporate goals and initiatives are met and executed

  • Maintains intimate awareness of market/industry conditions and trends

  • Establish an environment that promotes teamwork and cohesion with Leasing, Market Operations to include Service, Construction Services, Central Operations teams to drive P&L performance

  • Analyze processes and procedures to ensure optimum efficiency levels and provide feedback and suggestions for improvement through proper channels

  • Enforce policies to enable assigned portfolio to function according to quality standards and operating objectives

  • Understand and possess the ability to train team on fiduciary duty. Lead team in assigned market(s) to always make decisions based on the best interests of the business

  • Drive optimal favorable financial outcomes via P&L performance, rent growth and revenue growth of assigned portfolio and analyze/explain variances to budget

  • Maintain at or above budgeted occupancy for stabilized portfolio in assigned market(s)

  • Be knowledgeable of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations

  • Carry out other duties as assigned that are in the best interests of the company

QUALIFICATIONS

  • Bachelor’s Degree in business or related work experience

  • 7 or more years of previous property management experience in either the single family or multi-family rental industry

  • At least 5 or more years of supervisory experience

  • Real Estate License/Broker license preferred

  • Proven track record of achieving budgeted P&L objectives

  • Ability to build and maintain positive relationships internally and externally

  • Possesses strong organizational skills and is detail oriented

  • Ability to thrive in a dynamic, fast-changing, growth environment

  • Fosters teamwork and mutual respect throughout the company

  • Interacts productively in person and through technology with co-workers, team members

  • Excellent oral and written communication skills

  • Computer literacy, ability to comfortably navigate new technology and competency in MS Office suite a must

  • Previous use of Yardi Voyager and Salesforce a plus

  • Must have a valid Driver’s License
