This position exists to ensure that there is an adequate capacity and capability of contracted service and trade vendors to fulfill the needs of the Service and Make Ready teams for each new PR3M/PRMS client community.  The vendor manager will partner with Regional Vendor managers to use existing vendors when possible, but may need to source new vendors when required.  This role will be accountable for working with PRMS leaders and clients to help write Statements of Work appropriate for the Service being contracted at each community.  This person will manage the Stakeholder Review and approval Process (SRA) for each SOW and be the lead negotiator with vendors bidding to perform the service(s)


  • Manages the sourcing and ultimate onboarding of contracted service organizations, vetting against standards including, but not limited to: a) wiliness to work under negotiated fee-for-service terms; b) use of preferred manufacturers’ products in completing work; and c) utilization of Progress Residential’s workflow tools [e.g., Salesforce, Yardi Vendor Café, etc.], identifying the respective regional RTS teams’ service needs as well as ensuring that there are enough contracted vendors to satisfy that demand

  • Leverages well-developed in-person and distance relationship building strategies to effectively manage the business lifecycle of all contracted service organizations with a critical component of maintaining an effective vendor performance feedback loop from the Progress Market leaders. 

  • Mediates escalated issues from regional RTS teams and/or contracted service vendors for the appropriate resolution that serves the long-term needs of Progress Residential and its customers.  NOTE: In cases where a vendor(s) is/are not meeting expectations, employee may be required to provide coaching for improvement, formal vendor disciplinary action(s), or ultimately terminate the relationship.

  • Trains all newly-contracted vendors to create the appropriate level of understanding and awareness of Progress Residential business standards (e.g., preferred materials vendor programs, invoicing process, quality expectations, etc.) to maximize the likelihood of success with the newly-contracted service vendor

  • Primary negotiator and Contract Admin for Progress. Working with Legal, authors Statements of Work (SOW’s) and Trade Addendums required for each PR3M Client’s Properties.

Education Requirement

  • Bachelor's Level Degree Business-related degree preferred


  • At least 3 - 5 years of experience in direct management of contracted vendor relationships, including onboarding, education of new vendors on business processes (e.g., invoicing, preferred supplier program participation, etc.), compliance auditing, service issue resolution

  • Bachelor’s degree in business or related field or equivalent combination of education and experience

  • Gathers, analyzes, and draws practical conclusions from data, as well as communicates those data findings to others in a manner that translates appropriately to the respective target audience.

  • Proven track record of being able to successfully manage multiple vendor relationships and associated work concurrently in an organized manner in a time-sensitive environment

  • Previous experience with Customer Relationship Management (CRM) software and property management software

  • Working knowledge of Microsoft Office products including Excel (e.g., pivot tables, and VLOOKUPS, etc.); Word (e.g., basic document formatting, etc.); and Outlook (e.g., message composition/formatting, meeting scheduling, etc.)

  • Demonstrated ability to write with clarity to a variety of stakeholders

  • Ability to travel by airplane 25% of the time to assigned U.S. geographic markets (i.e., 3-4 trips per calendar quarter)


  • Work experience involving the construction or home renovation industries

  • Previous experience with Salesforce CRM and Yardi Vendor Café


  • Sedentary work: Exerting up to 10 pounds of force occasionally and/or a negligible amount of

  • Cognitive Processing: reading and comprehending written business process instructions as well as potentially being able to explain and/or provide clarity of meaning to others for those same process instructions

  • Visual Acuity: close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication of parts at distances close to the eyes.
