Position Summary:

Reporting to the Chief Digital and Product Officer and serving as a key member of the product leadership team, the VP of Digital Marketing will lead all aspects of Progress Residential’s digital marketing strategies, including demand generation, digital media, SEO, property content development, syndication, digital communications and digital analytics. This role has strategic and operational responsibilities for developing scalable lead generation programs across Progress Residential’s diversified portfolio, and owns the acquisition, engagement and acceleration of quality prospect leads driven through digital marketing channels to drive profitable resident acquisition. The VP of digital marketing will define, lead, and execute digital marketing strategy to drive business results and deliver on our brand promise.  This position, partnering with internal analytics teams, will also be responsible for forecasting future demand and continually optimizing campaign performance and digital marketing spend.  

The ideal candidate will be a change-agent style leader with deep knowledge of digital best practices. Moreover, this candidate must successfully combine digital marketing and technical capabilities with the commercial contexts of a rapidly growing property management business. This is a critical leadership role in an exciting company that is experiencing tremendous growth, and works cross functionally with IT, BI, Leasing, Legal, Pricing, Brand, Asset Management, FP&A, Digital Product, Operations and other internal teams and external agencies.

Essential Functions:

  • Acts as a strategic partner for portfolio leaders to create and promote digital strategies and campaigns to drive leads for a diversified portfolio of assets and ancillary revenue streams.

  • Responsible for designing and executing demand generation and digital marketing strategies targeting specific audiences/personas to drive quality leads through owned and third party (syndication) channels - continually optimizing mix and spend for optimal conversion.

  • Partners with the product leadership team to develop strategic vision, martech product roadmap, and innovative approaches to support demand generation programs.

  • Partnering with cross-functional teams and external agencies, develop, manage, and optimize integrated digital marketing campaigns for all outbound demand generation, including third party syndication, paid search, SEO email, social, video, programmatic display, and other channels to produce maximum benefit and ROI.

  • Responsible for the monthly planning and demand forecasting process, ensuring that programs are executed, and funds are allocated to maximize program ROI and meet occupancy goals.

  • Regularly presents to C-Level and functional leaders to provide visibility into marketing campaign performance and analyzes competitive and industry data to understand trends and continuously refine strategy.

  • Solicits feedback from the leasing and pricing teams on an ongoing basis to optimize strategies and identify new opportunities to drive greater quantity and quality of leads across the portfolio.

  • Responsible and accountable for the marketing technology and systems that support demand generation and digital marketing activities.

  • Develops and manages the budget required to meet demand generation goals and leads the effective prioritization of tactical initiatives and capacity planning.

  • Responsible for KPI development and presenting accurate, insightful campaign analysis to drive decision-making throughout the organization.

  • Responsible for establishing and communicating clear and efficient processes and procedures, documenting and implementing best practices, and ensuring optimal brand and asset presentation to drive conversion.

  • Responsible for the lead-to-resident customer journey - developing and automating targeted email and SMS campaigns to successfully communicate and engage various audiences within the customer lifecycle.

  • Manages a team of 4 direct reports, and a total team of 22 team members in the US and offshore.

  • Performs other job-related duties as assigned or required.


  • Bachelor’s degree in marketing, digital or related field or equivalent experience

  • 8+ years of leadership experience in digital marketing; 5+ years of lead generation experience

  • Real Estate or SFR experience a plus

  • Outstanding leadership skills, especially in conceptual problem-solving, strategy-setting, change management, and working cross-functionally.

  • Strong understanding of digital marketing channels including paid search, SEO email, social, video, programmatic, display and OTT

  • Experience designing, implementing, and optimizing successful digital marketing campaigns at scale.

  • Demonstrated knowledge of the marketing technology vendor landscape and experience negotiating and managing multiple vendor partners at scale

  • Demonstrated experience and working knowledge of digital analytics platforms like Google Analytics and Adobe Analytics

  • Advanced proficiency with Microsoft Office products (Excel, Word, PowerPoint)

  • Excellent analytical and project management skills

  • Strong quantitative and problem-solving skills.

  • Strong team management, mentoring and coaching skills.

  • Excellent written and verbal communication skills
